AC Repair for Orange's Established Homes

Orange is one of Orange County's most historically layered cities — where mid-century Eichler homes sit a few miles from the craftsman bungalows ringing The Plaza, and hillside communities like Serrano Heights and Orange Hills run their AC systems hard against inland summer heat. With a population of 138,728 spread across nearly 44,000 households and a median age of 36.5, this is a city of active, year-round households that depend on reliable cooling.

Orange's Housing Stock

Why Orange AC systems wear differently

Orange's neighborhoods each put distinct stress on cooling equipment. The mid-century Eichler homes in the Eichler Homes District were built with radiant heating and open floor plans that were never designed around forced-air AC — retrofitted systems in these homes often run with undersized ducts and mismatched equipment that accelerates wear. Meanwhile, the larger footprints in Orange Hills, Panorama Heights, and Serrano Heights mean systems climb steep temperature gradients on hot inland afternoons, cycling harder and longer than comparable units in flatter coastal cities. Homes near Old Towne Orange and the Handy Historic District frequently carry original or early-replacement ductwork that leaks conditioned air before it reaches the living space. Shalom Heating & Air diagnoses the full picture — not just the failed component — so the repair actually holds. Call (714) 886-2021 to schedule a diagnostic.

  • ✓Eichler retrofits with undersized or mismatched duct configurations
  • ✓Hillside homes in Orange Hills and Serrano Heights cycling under heavy load
  • ✓Aging ductwork in Old Towne and Handy Historic District properties
  • ✓Larger Orange Park Acres parcels with zoned or multi-unit cooling demands
  • ✓Santiago Hills homes exposed to prolonged inland afternoon heat
  • ✓Villa Park adjacent properties with higher-value systems needing precise diagnosis
What We Repair

Every AC failure, one call

Whether your system stopped cooling entirely or is just struggling to keep up on a hot afternoon near Irvine Regional Park, Shalom Heating & Air handles the full range of residential and commercial AC repairs in Orange. We work on central split systems, heat pumps, ductless mini-splits, and package units — diagnosing the actual root cause rather than swapping parts and hoping. A refrigerant leak in a Santiago Hills home reads differently than a failed capacitor in a Panorama Heights condo, and we treat each call accordingly. As an American Standard Certified Dealer, we have direct access to quality parts and equipment, which matters when a repair requires a specific component for an older or less common system. Every repair visit includes a straight assessment of whether the fix makes long-term sense for your system's age and condition. Call (714) 886-2021 to get a technician out.

  • ✓Refrigerant leak detection and recharge
  • ✓Capacitor, contactor, and electrical component replacement

Permits for Orange AC work — Orange — Shalom Heating & Air
Repair or replace — the honest answer — Orange — Shalom Heating & Air
City of Orange Permits

Permits for Orange AC work

Orange is an incorporated city with its own building and planning department — permits and inspections for AC work go through the City of Orange directly, not through the county. Depending on the scope of the repair, a permit may be required, particularly when refrigerant lines, electrical connections, or ductwork are modified. Shalom Heating & Air is CSLB licensed (#967182) and handles the permit coordination process so you're not navigating the city's building department on your own. This matters especially in older neighborhoods like Old Towne Orange and the Handy Historic District, where inspectors pay close attention to work on properties that may carry historic character. Getting the permit right the first time protects your home's value and your insurance coverage. Call (714) 886-2021 and we'll walk you through what your specific repair requires.

  • ✓Permits processed through the City of Orange building department
  • ✓CSLB license #967182 on file for all permitted work
  • ✓Electrical and refrigerant modifications typically require permits
  • ✓Historic district properties in Old Towne subject to additional review
  • ✓Inspection scheduling coordinated by Shalom, not left to the homeowner
  • ✓Permit documentation provided for your records and future resale
When Repair Becomes Replacement

Repair or replace — the honest answer

✓Repair or replace
  • ✓Free written estimates on new AC installations for comparison
  • ✓California HVAC rebates available on qualifying replacements
  • ✓Best-price guarantee on new installations — meets or beats written competitor estimates
  • ✓Right-sizing assessment for larger Orange Hills and Serrano Heights footprints
  • ✓Financing Available
  • ✓American Standard equipment with Certified Dealer parts and support

Orange's median home value puts it firmly in established, higher-value territory — which means the decision to repair or replace an AC system carries real financial weight. A system that's 10 to 15 years old and facing a major component failure often crosses the threshold where a replacement makes more economic sense than another repair, especially with California HVAC rebates that can offset a significant portion of a new installation. Shalom Heating & Air gives you a straight written estimate for both paths so you can compare them side by side. We never push a replacement when a repair is the right call, and we never recommend a repair that's just buying you another season of problems. For homeowners in Orange Hills or Serrano Heights with larger homes and higher cooling loads, right-sizing a replacement system is also part of the conversation. Call (714) 886-2021 for a free written estimate on a new installation.

Our AC condenser finally broke a few months ago. We held off on getting it replaced since the weather was still cold. 2 weeks ago, we finally got a few quotes and ended up choosing Shalom due to very competitive pricing and good reviews! Orlando was the representative who came out and answered all our questions. We basically texted him every day asking questions and he patiently answered every single one of them😊. Now that's great customer service! Jose, the owner also came out the 1st day to make sure everything is going as planned! We finalized what kind of system we wanted and signed the contract with a scheduled installation date. On the day of the installation, the crew arrived on time and began working. They made sure the floors were covered and kept everything clean. They did an excellent job installing new air vents in each room while keeping the drywall dust at a minimum. Even caulked each air vent to make sure it's all sealed! They removed our old 1988 AC condenser and old gas furnance. Installed a brand new air handler in the attic instead of the garage. Installed the heatpump on the side of our house. Ran new linesets and R-8 ducting. I was so amazed with the platform that they built in the attic to support the air handler. We also added an air cleaner to our system. Honesly, the quality of work that the crew provided was just amazing. They used a leveler for almost everything. Treated as if they were installing it at their home. Took them only 2 days! They made sure to clean up everything and left things the way it was. Orlando came by to explain to me how everything works including the brand new acculink thermostat. We tested out the cooling and heating function. It was amazing! 😊 We are so happy with the quality of work and amazing customer service that Shalom Heating & Air has provided. Thank you again! Definitely recommended! Questions

Frequently Asked Questions

How much does AC repair cost in Orange?
AC repair costs in Orange vary based on what's failed, the system type, and the scope of work — a capacitor swap runs far less than a compressor replacement or a refrigerant leak repair that requires line work. Homes in the Eichler Homes District or older properties near Old Towne Orange sometimes involve additional complexity due to non-standard duct configurations or aging equipment. Shalom Heating & Air provides a clear diagnosis and straight pricing before any work begins, so there are no surprises. Call (714) 886-2021 to schedule a diagnostic visit.
How long does an AC repair take in Orange?
Most straightforward AC repairs — capacitor replacements, refrigerant recharges, thermostat swaps — are completed in a single visit of one to three hours. More involved repairs, like a compressor replacement or an evaporator coil issue in a Santiago Hills home with a complex installation, may require a return visit once parts are sourced. Shalom Heating & Air will give you a realistic timeline upfront so you can plan accordingly. Call (714) 886-2021 to get on the schedule.
My Orange Hills home cools unevenly — some rooms are always warmer. Is that an AC repair issue or something else?
Uneven cooling in a hillside home like those in Orange Hills or Panorama Heights is often a combination of factors — a system that's slightly underperforming, duct leakage losing conditioned air before it reaches upper or far rooms, or a layout that puts more demand on certain zones. A repair alone may not solve it if the root cause is ductwork or system sizing. Shalom Heating & Air diagnoses the full system, not just the obvious component, so you get an answer that actually addresses the problem. Call (714) 886-2021 to schedule a full assessment.
Does AC repair in Orange require a permit from the City?
It depends on the scope. Straightforward component replacements — like a capacitor or contactor — typically don't require a permit. But work that involves modifying refrigerant lines, electrical connections, or ductwork generally does, and it goes through the City of Orange's own building department since Orange is an incorporated city with its own permitting process. Shalom Heating & Air is CSLB licensed (#967182) and handles permit coordination directly. Call (714) 886-2021 and we'll confirm what your specific repair requires.
My AC in the Eichler Homes District is blowing but not cooling — what's likely going on?
In an Eichler home, a system that runs but doesn't cool is often a refrigerant issue, a failing compressor, or a dirty evaporator coil — but the Eichler-specific wrinkle is that many of these homes have retrofitted AC systems that weren't part of the original design, meaning duct sizing and equipment matching can compound the problem. A low refrigerant charge, for example, hits harder when the duct system is already undersized. Shalom Heating & Air has experience with the unique HVAC configurations these mid-century homes present. Call (714) 886-2021 to get a technician out for a proper diagnosis.
My AC unit is about 12 years old — is it worth repairing or should I replace it?
A 12-year-old system in Orange is approaching the range where the repair-versus-replace calculation gets real. If the repair is minor — a capacitor, a contactor, a refrigerant top-off — it usually makes sense to fix it and get more life out of the unit. If it's a compressor or major component, the cost of repair relative to a new system's efficiency and California rebate eligibility often tips toward replacement. Shalom Heating & Air gives you a free written estimate on new installations so you can compare both options clearly. Call (714) 886-2021.
Can Shalom Heating & Air repair a ductless mini-split in an Orange home or commercial property?
Yes — Shalom Heating & Air repairs ductless mini-split systems in both residential and commercial properties throughout Orange, including neighborhoods like Santiago Hills, Serrano Heights, and properties near The Plaza. Mini-splits require specific diagnostic procedures different from central systems, and as an American Standard Certified Dealer we have access to quality components for repairs. Whether it's a refrigerant issue, a failed board, or a drainage problem, we handle it. Call (714) 886-2021 to schedule service.
What should I do before the Shalom technician arrives for an AC repair in Orange?
Before your technician arrives, note when the problem started, any unusual sounds or smells, and whether the issue is constant or intermittent — that information speeds up the diagnostic significantly. If you have a two-story home in Orange Hills or a larger property in Orange Park Acres, make sure the technician has clear access to both the indoor air handler and the outdoor condenser unit. Check that your thermostat is set to cooling mode and that the circuit breaker for the AC hasn't tripped. Shalom Heating & Air will handle the rest from there. Call (714) 886-2021 to book your appointment.
